Best house plan for 100 gaz (45feet x 20 feet)

2 bedrooms sufficiently big for king size beds with vanity, wardrobe and 55-inch TV.

I feel bathroom can be shared by both bedrooms/living/guest room but should have single door.

Separate Space for AC (option of both split and window), washer and dryers. Open to sky space.

1 shared bathroom between bedrooms big enough for bath tub with shower, toilet, sink and water heater.

1 shared bathroom between living room and guest room big enough for bath tub with shower, toilet, sink and water heater.

1 dining room for sitting for at least 6 people.

1 living room with sofa and TV.

1 kitchen with sufficient space of burners, microwave, exhaust, sink, dishwasher and big fridge.

1 guest room/drawing room with a separate entrance than rest of the home. It can be used as study room as well. It should be attached to the main part and share the bathroom.

1 garage sufficient for mid-size sedans like Honda City. Sedan can be as long as 17 inch x 7 inch should fit in the room.

2 Square stairs to go up sufficiently broad to carry the furniture to the 1st floor. The square stairs save space for the first floor construction.

The first floor I plan to give on rent and so I wanted its entrance stairs to be outside the main home. Only things outside my main home could be my car and the stairs.

So I come up with the plans. Experts, please share your suggestions. I just started doing research last week and I am not an expert.
