Dear Lakshmi, hello..! To built a house of size 25' x 52' on plot size 30' x 60', may cause problem of  Set back according to Building bylaws, whole plot can be used to fulfill residential requirement if planned properly..as per vastu ..I think directions are more important...than area..  regards...
