Topic: Need help in valididating whether these rates are normal

First of all congratulations and thanks to the founders of this website. It has a lot of useful information and its estimator tool has lot of potential. Excellent job..

My wife and I are getting our home constructed in Pune. Its a three level house (including ground level) with interior space of approx 3100 Sq ft. The construction started almost two years ago and so far what we have is a shell of the house (RCC, brick walls, interior/exterior plaster, compound walls, over head water tank, under ground water tank etc). We hired a contractor who takes 12% over the cost (material + labor) for his supervision work. Currently, we live abroad, so the contractor also bought materials on our behalf. I'd really appreciate if someone can validate/verify some of the labor charges I received lately are the normal labor rates for Pune:

* Overhead water tank (10,000 lit) @ Rs 9.25/lit
* Underground water tank (10,000 lit) @ Rs 9.25/lt
* 9" Brick masonry work @ Rs 95 / cft
* 6" Brick masonry work @ Rs. 65 / Sq ft
* Internal plaster @ Rs. 21 / Sq ft
* External plaster @ Rs 36 / Sq ft
* Water proofing for toilets @ Rs 71 / Sq ft
* Water proofing for terrace @ Rs 64 / Sq ft
* Water proofing for water tanks @ Rs 34 / Sq ft
* Masonry for compound wall @ Rs. 64 / cft

We'd really appreciate if someone can validate this. I wish I found this service two years ago, as I would have used the architectural service thats being provided. We paid our current Architect Rs 2 lakh and I still do not have final drawings.

Thanks

Post subject: Rates analysis

Dear Sir

Thanks a lot for your encouraging feedback. At GharExpert we try hard to make sure that the content and service are helpful to the readers and brings transparency to the whole home construction process.

1. From your details, it seems that the rates of items given are with material and labor both.
2. The rates seem to be on higher side.
3.Can you send us the agreement you had with your contractor?
4. Can you email us the architectural drawings that you have?
5. Please also send the pictures of the current site so that we understand the current work situation.

You can email details to Support@GharExpert.com Once we get the details we’ll send you a list of our further services and quotes for the same.

Thanks
