I have constructed my house thru one of local contrctr at the rate of 1300 per s

I have constructed my house thru one of local contrctr at the rate of 1300 per sq ft. i am not aware that how the settlement calculation finaly, the contractor telling the built in area is 1022 and showing some other calculations like the extention of portigo, roof side etc.. not sure wot are all come in to account. please advice.
