How many floors allowed for 256 suare yards plot and what will be in the square feet for construction

I am having a plot of HMDA alloted with 40 x 60 feet size plot. At 40 feet side west there is a 60 feet road and north side is 40 feet road.As per the HMDA Hyderabad norms what are the set back I have to keep and how much is the cost to get the constuction permission to get from Hyderabad Municipality.I would like to constuct commecial with shops at ground floorPlease suggest the plan for this one.
