Building New Home V/S Buying Builder Flat

 

Buying a builder’s flat may be costlier for you rather than building a new home.

But if you plan to make your own, you will have to devote your time on arranging raw materials and hiring contractor to ensure the quality of construction. This article gives details of the pros and cons of building a new home and buying a builder's flat.    

 No.  Building New Home  Buying Builder’s Flat
 1. House owner keeps in mind all factors governing lifestyle and tries to fulfill various requirements as he might have a working family, a worship-loving one, party oriented, joint family, or family of sportspersons etc. House owner makes adjustment of space according to his family needs and liking. Builder constructs all flats of one block in similar design with general requirements according to his own view. He tries to adjust the space and prefers to save money while designing.
 2. House owner has to spend time to make necessary arrangements for labor and material. He needs to take leave from his office or makes adjustments in his schedule or employ a person who does the job under his guidance. Builder and his staff make all these arrangements for construction of the building.
 3. House owner provides proper ventilation and day lighting facilities in all the rooms as per requirements.
Builder provides proper ventilation and day lighting facilities in all rooms but he lessens the facility in some portions if it takes more cost.
 4. There is no requirement to make any change after completion of house.   One needs to make many changes according to one’s requirement after getting possession of the house.
 5. House owner arranges good quality raw materials according to required specifications used for construction work. In case the supplier brings under specification or low quality materials, house owner force him to change the materials and can stop his payment.  A. Builder orders for good quality raw materials according to required specifications used for construction works. If supplier brings under specification or low quality materials, his staff force supplier to change low quality materials but in some cases either they ignore or use under specification or low quality materials after giving warning to the supplier.

B. In some cases, the builder tries to use under specification materials in hidden portion of the building i.e. in foundation etc. to save money.

 6. House owner checks the quality of work during construction i.e. compaction in foundation, proper filling of joints, level line, curing etc. If the mason shows carelessness in quality, house owner can force him to do things rightly.
No doubt, builder’s staff checks the quality of work during construction. However, sometimes they compromise with quality, which affects the strength of building.
 7. Sometimes there is difficulty in supply of water or in the pump used for curing work. Then house owner relieves the labor and tries to get curing work done with the help of manual labor so that the strength of building components is not affected.
Builder’s labor tries to do work with less water using dry bricks and avoids curing work. Labor also makes excuses and shows inability before builder’s staff. 
 8.               --------------- At the time of completion builder tries to hand over house/flat unfinished leaving some items such as wire gauge door, curtain rod, proper painting etc.
