you can call me Chandra.
I am planning to construct a 18 Square house in 40x60 south facing site.
Here is the details
Two House on ground floor one is adjacent to the other.
First one two bedroom house
Second one also two bedroom house
one stairs outside the building adjacent to first house
one staircase inside second house for duplex construction.
vitrified tiles for both house
2 teak wood doors
4 Hard wood doors for all the 4 bedrooms
Total 3 toilet ( 1 each inside the house and 1 common outside the house )
2 kitchens
2 external doors of Hardwood
So total Teak wood door = 2
Total other doors = 4+3+2 = 9
All window are from Hard wood
Total Door frames running feet = 42 sq feet
other wood area runnig feet = 200
Teak wood door shutter area = 49 sq feet
Other wood door area = 210 sq feet
Total window frame running feet = 154 sq feet
Total Window shutters area = 120

So the cost for normal finshed set will be from Rs700 per sq. ft to Rs1100 per sq.ft approx..
Hence cost varies from Rs 18,00,000/- to Rs, 28,00,000/- depending upon type of construction. |

The area given by your good self is 150 sq. yards or 1350 Sq. feet. You want to construct double storey house but did not mention the area for second storey or first floor level.
Considering area of second storey 90 % of the ground floor area that is equal to 1215 sq. feet, the total area will be equal to 1350 +1215 = 2565 sq. feet. The cost of construction of a house depends on the specification used for construction work.
