Verification of Construction Quote

Hi Experts,

We are planning to build a g+1 residential house in chennai. We have taken the quote from a local contractor and I have attached the plan and Quote mentioned by him. I would like to verify the quote for the given plan here. Please let me know if it is a bloated up expense and also suggest where we can reduce the cost without affecting the quality of the building. He has also mentioned that we would need 5'filling since the ground is in a lower level than the road. Please provide us with your valuable inputs .

Hi Jyosna,
You can tell the contractor that you would take rates from 3 differant contractors before finalizing any thing.  Also you will hire the services of an engineer to calculate the detailed quantity estimate required for the whole building so the contractor should provide as much details as possible in writing so that you can compare it with multiple quotes and also get it verified from the engineers.  

Contractor could say any thing to justify his points but what ever he gives in writing would be binding on him and you. Hope this helps

 Thanks Guptaji for your useful inputs. We were planning to point out your findings to him Esp point No17. But we were just wondering if he can counter our questions with any kind of excuses(like needs extra filling/plaster etc etc, since we are unaware of this business) ? Any suggestions would really help. Jyosna.

Hi Jyosna,

I reviewed the documents sent by you and came with the following conclusion. The quotation given by your contractor is very high.  He is trying to artificially inflate the quantities too along with the price that he is quoting.  For example, In item number 17 at ground floor the contractor mention that RCC 1:2:4 roof slab concrete 5 inch thick and described that he would charge for the quantity 755 cft where as per the review of the plan it seems that the calculation comes out to 1380 * 5/12 = 575 cft.  

This means that the contractor has inflated the quantity by 755 – 575 = 180 cft and assuming that we take the rate that he has proposed Rs 173 per cft the over charging comes out to Rs 41,140/-  Now even after stating that my calculation is off by 5 to 10% as I do not have the complete building plan with the height of doors, windows, elevation, sectional and structure drawing still the difference is huge and this was the analysis of just one item.  

Also, In item number 35 window grills are taken as 362 Kg. It can be verified by yourself with the number and size of the windows available in your drawings.  It seems that the quantity quoted by the contractor is very high and also rate quoted by him is very high as compared to the market rates.

I recommend that we do the following. 

You send us the complete plan of the building with details, such as

a.      windows door etc.

b.     Elevation,

c.     section of the buildings including height of the ground floor first floor etc.

d.     Structural design of the building   which shows size of foundation / column, beams slabs and arrangement of steel bars.

We recommend that you take our services for a complete detailed estimate which will cost you Rs. 6000(An additional Rs 5500 as you have already paid 500)  If you take our service for preparation of detail estimate it will provide you all the quantities of all the items required in the building and the prevailing market rates with the specifications. Once you have this information you can very well negotiate with the contractor for reducing the rates and which can save you in lakhs.

In order for the detailed estimate we will need structural design drawings also. If you want us to make those structural drawings then we can do that for an additional Rs 8,000. 

Also, on another note your contractor has shown RCC 1:2:4 where as as per the new guidelines supplied by CPWD (Central public works department) for taking in view of earth quake safety the ratio of RCC should not be less than 1:1.5:3.
