SPECIFICATIONS
STRUCTURE
a. Brick masonry construction of 9” & 13.5 inches as per design and 4.5” walls for partition. DPC level as per architect building layout plan. Height of each roof shall be 10 feet. Bricks PR or PR1. Rs. 8000 per 1000 bricks
b. Seismic Design as approved by the government for earthquake prone areas
c. Door/window lintels level will be at 7 feet above finished floor. Door/window lintels of main entrance, drawing, dining and side entrance shall be 8’-6” above ground level.
d. Roof thickness shall be poured 5”.
e. Beams shall be done as per architectural/structural drawing.
CEMENT RATIOS
9” masonry wall with 1:4. 5” masonry wall with 1:3. Roof and wall plaster with 1:4 cement / sand ratio.
FLOORING
a. All bedroom floors with marble Parleno/Verona. Entrance lobby, drawing/dinning and TV lounges will be finished with 12” X 12”(size to be discussed/changed as per room dimensions) Botticena fancy 12mm thick (4’”).
b. Marble/Tile costing Rs. 1800/sq.m
c. Skirting marble Parleno/Verona/Rabbit 4” X 12” in bedrooms.
d. Stairs/Kitchen counter will granite 4” X 12” thick (6’”).
e. Marble shall be finished with chemical polish.
f. Kitchen floor will be finished with 1’ X 1’ floor matt finish. Rs. 1500/sqm
g. Porch and drive way to be finished with floor matt finish.
h. Vanity tops shall be of granite.
TILES
Tiles of supreme quality will be provided in all bathrooms up to 7 feet on walls. Floors will be finished with matt tiles. Tiles shall be Rs.1500 per meter including border. Decorative borders will be charged extra.
SANITARY WARES/FANCY FITTINGS
a. Best quality GROHE Eurodisc Chinese/ Sonex faucets set Rs. 25000/ set.
b. WC and Vanity PORTA Rs. 10000 WC.
c. Fancy fittings comprising WB shelf tray, towel rail, soap tray, toilet paper holder in each bathroom shall be provided Rs. 5500 per set.
WATER SUPPLY
a. Water supply pipes of PPR Hakan Turkish. ½” pipe PPR for internal/concealed area. External 1” and ¾” PPR with China GI fittings.
b. Top quality PVC pipes of Robin brand of 4” for WC disposal and 3” pipes for WB, bathing and kitchen disposal will be installed (Robin pipes and fittings).
c. PVC, 4” pipes for rainwater disposal.
d. 6” concrete pipes for sewerage disposal from manholes to septic tank.
e. Two sewerage lines, one for WC water up to septic tank and other for kitchen/bathing/ rainwater direct to drain.
f. Manhole covers of RCC in angle iron frame.
Leakage will be covered in warranty.
GAS FITTINGS
a. Gas points in all bedrooms, TV lounges, Drawing/Dining and Kitchen.
b. Pipes GI of IIL (EL) Karachi shall be used.
c. Fire places to be provided in drawing room and two lounges.
ELECTRIFICATION
a. Concealed electric wiring with PAKISTAN CABLES in PVC(BETA) conduit as per standard specifications.
b. Two 15 Amp power point in each room and 5 Amp points as desired by the client upto 5 in each room.
c. Imported switches/sockets Clipsal Vivace shall be installed. Power and light plugs of LEAR F86 will be provided.
d. Kitchen with 2 X 15 Amp power point and 4-5, 5 Amp light points.
e. Each bedroom shall be provided with three wall lights, drawing/dining with 5 lights and TV lounges with 5 lights ( 1 X double & 2 X single).
f. Room wall lights costing Rs.1000 single and Rs. 1500 double light.
g. Ceiling light points shall be provided in Drawing/Dining, TV lounges and entrance foyer
h. External lights to be roof fixed.
i. Earthing, copper plate, earth electrode and earthing of all electric points, fittings and fixtures with single core PVC insulated cables.
j. TV cable, Telephone and intercom points at desired location by the client.
k. UPS switchover and circuit breakers shall also be provided.
PAINT & POLISH
a. Ceiling to be painted with brilliant white Vinyl Emulsion and walls with off white Plastic Emulsion of ICI GLIDDEN/Nippon paint.
b. Steel work, railing and security grills to be painted with ICI ENAMEL/Nippon.
c. All woodwork will be polished with lacquer/matt finish as of desired shade.
d. Wardrobes inside will be finished with white paint matt finish.
e. Bathrooms shall be painted white with matt finish.
WINDOWS/GLASS
a. Aluminium sections of 95mm wide (4” and 2.0mm thick of bronze colour made by ALCO/LUCKY/ITTEHAD shall be fixed) or uPVC. Rs. 450/sft including glass.
b. Imported 5mm tinted glass Light Brown/Light green in windows, frosted glass in bathrooms and mirror of appropriate sizes in bathrooms shall be provided.
WOODEN JOINERY
b. Pine wood dolly frame of of 10” for rooms and 6” solid frame for bathrooms.
c. Doors made of Solid Ashwood American wood doors for both Ground Floor & First Floor.
d. Kitchen on Ground floor shall be solid and for First Floor will be of play and laminated.
e. Wardrobes frame box of laminated board ¾”. Shutters of ply 5mm inside. One drawer and one lock in each wardrobe will be provided.
f. Bedroom handle locks imported costing Rs. 2000 each. Bathroom knob locks costing Rs. 750 each. Main door lock imported costing Rs. 10000.
g. Door stoppers Rs.100 each where required.
ADDITIONAL WORK
Following items are not included. These will be charged as per actual rates incurred.
a. Services i.e. gas and electric metres, map approvals, water boring and water connection fees.
b. Water geysers, water pumps, Pressure Pump, Stove etc.
COVERED AREA
a. Roof of each floor shall be taken as covered area. Shades and projections will be taken half of covered area.
b. Car porch with columns, beams shall be taken as full.
c. Voids will be taken as full covered area.
d. Sloping roof shall be calculated
e. Covered area shall be calculated as per actual on ground and shall be charged accordingly after completion of structure.
RATES
a. Rs.2500 per sq ft covered area
b. This also includes complete architectural support on the site including preparation of approval drawings, working drawings and structural design with complete supervision.
Following works shall be charged additional.
a. Rock wall graffito on exterior Rs. 10/sft for WeatherShield and Rs. 22/sft for rockwall with 15 years warranty.
b. Boundary walls masonry brick Rs. 120/sft.
c. Driveway from road to porch.
d. Overhead water tank. Rs. 35 per Gallon
e. Gate will be charged extra.
