Hi Jyothi,

Plot size around  30X40 but i have a constraint that the foundation dimension should be 32X23.My budget is 14 lacs.Should be duplex with 3Bed and 2 bath

And FYI:the construction cost here is Rs.1200/Sq.ft. and building should have slope roof considering climate and the Heavy rain.The place is near Mangalore.

 

Please let me know if you have any plan for this please let me know. Attached is the Ground floor plan for your reference.

Dear prashanth
1. You should contact good architect with your plot details and your requirements to be full fill at the time of framing the drawing.
2. When plan of the house is cleared by you than it is necessary to prepare structural drawing showing foundation detail, column details, beam details and slab detail including provision of anti earth quack measure.
3. Cost detail estimate should be prepared so that every thing is clear to you i.e. what quantity & quality of material is required and you should get step wise cost so that at the time of allotting to work to the contractor you should know what is actual required what the contractor demanding.
4. Hire the contractor on the basis of plan, structural drawing and estimated quantity and cost.

Further more there are links for start construction if you go through it there are many articles which will give all answer to your quarry including how to hire contractor etc
