|  Topic: cost of RCC ceiling plaster repair due to spalling
Hello sir,
This query comes under repair/renovation.
We
reside in the last floor of an old building. The ceiling is spalling in
many places and chunks of ceiling plaster are getting loose and
falling, and the reinforcement is exposed.
What is the cost of repair of this ceiling plaster? and how?
While renovating does the cost of plaster on brick masonry, vary from plaster on RCC?
Does the cost of breaking plaster on brick vary from breaking plaster on RCC?
Your reply would be most helpful in estimating the budget for rennovation. Thank you.

Join date: May 2014 | The budget can not be possible as the entire area doesn't require the repair work. Please hire labour and do it yourself as it look like difficult but its not. | | |

thanks for the response. The query is misunderstood. I am not asking for the budget, but for the cost per sft of ceiling plaster repair ( where loose chunks of the slab have fallen and the reinforcement is exposed) and if the cost of that would be more than regular plastering.

As described by you the problem of falling of ceiling plaster is a serious matter to be repaired as soon as possible.This problem arise due to salty water use in the construction, fine sand used in roof and dampness in roof.In this problem MS steel used may be rusted now do the repair with the help of skilled mason
Remove mortar
The mortar should be removed from cracked portion and
joint with the help of iron tools at least up to 25 mm depth. All loose
material should be cleaned from cracked portion.
Wet the surface and apply cement mortar
Cracked portion must be kept moist at
least for 24 hours before doing repair. Fill in the cracks and joints with cement
mortar of coarse sand in 1:4.
Do curing and finishing
After filling the joints with cement
mortar, keep the repaired surface wet at least for 3 days. After drying
the surface, finish the repaired area according to the adjoining area.
Caution;- DO NOT USE FINE SAND.
The cost is more than the regular plastering.Do the work with daily wages not on contract.

Thank you sir.
Our contractor is quoting about 125/- per sft. Is that a reasonable sum. what should one expect in that amount, apart from cement mortar. This is working out to a huge sum. pl suggest.

As already suggest by me and Sh Jai Parkash that you should do the work with daily wages, Please hire labor and do it yourself as it look like difficult but its not.so difficult hire one skilled mason after he arrange every thing himself and do the work with good quality, contractor often not doing work up to the mark. The rate is very much on hire side.
