|  Topic: Construction rate in chennai
I just need some tips / advise on house construction in chennai.
I am planning to construct a bungalow style house on plot size of 60* 40 . My requirements are to have two car parks, I big living room, 1 spacious kitchen. , 1 storage area, small service area, Dinning area & 1 or 2 bed rooms. To have internal stairs, landing on a hall on first floor and to have 3 bed rooms on the first floor. I am looking at a built up area of around 4000 ft2. The stairs from the first floor can lead to open terrace. Since this is bungalow type design, i would prefer to go for decent construction materials - with marble flooring , teak wood doors and good wood works for the whole house. I would also go for modular kitchen. Can you share your ideas/ tips for this construction and also with possible construction cost /ft2? if possible please share also your thoughts on the design? At the time of planning the construction of house, architect prepare the plan, elivation etc according to the need of house owner and bylaws of the area. One can share the idias or tips after the study of drawing. The apprx cost as thumrule is 1000 rs per sqft including avg finishes and can go upto 1400 rs for above avg (good)... Again I can say that this depends upon the architect's choice of material.

I am in the feasibility phase of the project. I was talking to a builder and asked him to come with some proposal / plan after laying out my basis requirements. So he came up with a overall plan , covering about 3800 ft2 of built up area (plot size of 60*40). He is specialised in making bungalow type constructions. he mentioned that the base price is around Rs 1200 / ft2 and add 100 for total marble flooring, another 100 for teak wood (this plan has 1 main door and 5 bedrooms), another 100 for wood works for the entire house. (basically cupboards etc)... so totally it comes to around 1500 / ft2 with very good construction. So overall budget comes to 60 L after adding some money for sumps, compound walls etc. I have following questions
- what important things regarding materials i have to check with him upfront for the price he is quoting.. for eg. anything on type of paints / fittings etc & also type of wood for the cupboards etc... anything specific here?
- Whats the best way to reduce the cost? ofcoure it depends what i need....but how people think? one thing is bring down the area or bring down the construction quality? any tips ...
- should i ask him to make a proposal with all the fittings etc he would be using....and the basis he used for pricing...
