Dear Mr. Rahman,

There are few problems in this plans. Actually, this plan is not
according to vastu. Toilet never be adjacent to kitchen. This is the
major vastu dosha on this planning.

What about kitchen ventilation? is thereaby setback left on all sides?
Pleas let me know.

I think the space that you had left between master bedroom and kitchen
is not usable. And you had taken very less space for bathroom. There
are noo attached bathroom and dresser rooms with the bedrooms.

You have pretty good space and more better planning could be done. Why
don't you hire professional for this work?

Dear Mr Neha,

Thank you for your prompt response. Actually the plot size is 76 ft depth 35 ft width totaling 2625 sq ft. The plan which I posted here was prepared by me after having referred to many vastu guidelines. My requirement of construction would be 45x26 totaling aprx. 1200 sq ft. I would appreciate if I am given a good plan with one bedroom, M. Bedroom with attached toilet, Reception, Living Hall, Kitchen and common toilet adjacent to common bathroom. Thank you.

According to Vastu, the Kitchen should ideally be located in South-East corner. When one is cooking they should be facing East. Study Vastu carefully. The Living Hall is too big. Unless you want to put a Dining Table in there. But that would mean your Kitchen door isn't in ideal place.

I have looked at some Standard Indian House Drawing. Your House Plan doesn't seem to conform to their plan My advice to you would be to go with BASIC SIMPLE |design. A design that has been done thousand of times and proven successfull. Look at you neighbour next door, how they have their house layout.

In the end, do hire a architect. He has an idea of where to place beam and column (pillar).

I guess it is the architect who will be most technicially proficient to give you an idea of the placement of the beam and the pillar..

Tips to get best deal in real estate

Here some suggestions that should be followed during any real estate dealings:

* Trustworthy and faithful agents must be hired to assure legal dealings.

* Many individuals often seek for the options to sell property fast and carry on the procedure in short. That should be avoided to get the best deal.

* If the dealing is not legal it can create problems for the

Post subject: Basic pointers

The hallway between Master Bedroom and Kitchen seem to be too wide 7 feet by my calculation. I would make the Kitchen wider then 8 feet, allowing me to put small dining table and chairs. Put some cupboard in Kitchen not as high as the ceiling, high enough for lady of house to reach it. Arrange your kitchen appliance carefully, stove, kitchen sink and fridge should be place in tringular position, if
I remember correctly. Maybe increace the counter top space allowing you to put cupboard underneath.

What I am writing underneath is not important but to keep in mind.

Looking at the front door and back door. What I notice, is they seem to be in dead center. In desgning they probably say not put door in dead center. Good luck come in front of the door and goes out the back door because the doors are aligned.

Try not make the stair steep because climbing could be hard.

In the western world the bathroom also includes the toilet. Depends what type of toilet one wants to use. Old style toilet, I can understand two rooms. Personally I like large bathroom so one can place a sink, mirror and few cupboards. If you decide for one large bathroom, then it would be a good idea to make the Master Bedroom toilet entrance from the hallway. Large number of family member might want to use toilet while someone is taking a bath.

I am big fan of earthquake proof house so give serious consideration to Plinth Band and Lithel Band. In eathquake proof house, they go all the way to not make the Windows and probably doorway not too large. Instead of one large window make two small windows. If you look in Isometric view (3D) make sure one window is not too large then another. Equal windows for a person looking from the outside is important.

I like the fact that you didn't make the two bedroom of equal dimension. Maybe 10 feet could be 11 feet. Sometime contractor makes 10 feet room 9 feet.

If one is spending 30 lacs or so on a house, an architect and contractor is important. They must work in harmony with each other. Try to have good realtion with both architect and contractor. The beam and pillar is basically how well your house is built.

By the way, I am not an architect or contractor so follow my idea with caution. I am Mechanical Engineering Technology (Manufacturing Option) College graduate. In simple word Technologist.
