Hi,

My name is Ankush from Pune. I am planning to build a home in Pune. We have 1000 Sq ft plot and my plan ground + 1 bungalow (with internal stairs home).  On Ground floor (650 Sq ft) including which will have Living room, Dining space, Kitchen, Bathroom and parking and on  first floor (650 Sq ft) which will have 3 bed rooms. I will be giving the work to a contractor. My budget is around 10 Lakh Rs. Can you please guide me is it possible to fit the home in this budget. My requirement is quality structure means good slab quality, good plumbing, plaster properly done, secured structure.  Interior, tiles i can adjust. Looking forward to your help.

Dear Ankush

            The cost of construction is related with specifications used in the construction. If you want correct figure than take detail estimate and specificatios and cost, than you are able to bargain with contractor and check the specification with clear idea of material require.  A small amount spent willbe usefull in  many way.

You are planning to construct 1300 SFT on two floors within a budget of Rs. 10 Lac. This budget is very less for the area that you wish to build.  Here are a few suggestions that you can consider. 

You are planning a budget of around Rs. 770 per SFT which is very less. You should consider reducing the build area so that you increase the budget. For example, if you make around 1000 SFT then the amount allocated would be Rs. 1000 per SFT which would be lot better.   Reducing the area would make sure that your budget would not run out mid-way.  
I am not sure of your requirement of rooms but reducing the number of rooms initially and planning some of the items in future would help you. 

Generally a budget of Rs. 1200 per SFT would give you comfortable finishing with good structure option.
