Regarding Construction Cost

 Topic: Regarding Construction Cost
I am planning to built a house on my own plot. All the plan has been passed by the corporation. Now I am looking for contractor who will built a house.
My total construction (Including all stairs, balcony's) would be 1800 Sq.ft.
Plot Size - 50 x 40 ft (2000 Sq ft)
Ground Floor - Parking
1st Floor - Leaving, Kitchen, Mast. Bed, Dining and Pooja Room
2nd Floor - 3 Mast Bed
Leaving Room has a double height
I have approached some contractor and every one gave me different construction area calculation. Some said we will charge for total 3000 Sq. Ft. Some said it would be 4750 Sq Ft.
What all factors needs to be consider for calculating total construction cost

Join date: May 2014		The charge has to be made on the covered Lantel area only not on the entire plot size.

Join date: May 2015		You have different rates for your all three floors and the area covered by slab.
On ground you have parking which have area 1800 Sft so the GF area is 1800 and rate of construction go up to 65% to 70% of base rate.
On first floor you have double height in drawing room so the FF area is less than 1800 sft but additional cost required for double height portion in normal practice take area with double height portion and deduction in bill for double height portion up to 25 % to 30 % of base rate.
On Second floor their is 1800 sft area and charged extra for lifting which is up to 10% of base rate.
its better if you ask contractor to give final amount for construction as per drawing. and separate rate for extra items.

        Er Sh S. K. Jain give reply in detail.
First of all you are constructing your house through contractor on LABOR RATE OR THROUGH RATE basis. In the labor rate area have less importance.
If you have time than it is better to construct your dream home by arranging the material and on labor rate.
  If you are going for through rate than have detail estimate after that you are in better position to deal with the contractor.
