|  Topic: first floor construction
builder is charging 1300rs per sqft for constructing first floor of a 40yr old house. area 1780sq ft.almost costs me24lacs. is this rate correct.
have attached the detailed quotes and floor plan given to me.please let me know what questions should i ask. is this measurement given correct. are the rates quoted properly for each item. is he missing any other quote.
i personally feel is has over quoted in many places. this house is in chennai |

Nainaji,I don't know the basic rates of labour at chennai. material rates given in excell sheet I found very near to mumbai. But, still your doubt I think is correct, compared to Mumbai rates. Naturally mumbai will be more costlier. As a Thumb rule, Here in mumbai the over all construction cost with same specification will not and should not go above 800 per sqft of total built up area for the ground floor. The best way is to call maximum quotations from reputed and non reputed builders. I think you will get lowest possible quote. I am saying this because there are many factors affecting the construction cost other than basic material and labour costs. You also must see the previous works of final three builders and visit personally. If possible, talk with the owners and get the knowledge of the speed, quality, beahaviour and character of the contractor, other than quality of the work he has finished. Many things the builder will cover up from you, I am sure.
